Assistant Property Manager - Altis Pembroke Gardens

The Assistant Property Director/ Leasing Consultant requirements include, but are not limited to: Effectively work with the Property Director and staff to develop and implement sales and marketing strategies, increase property traffic levels, maintain or exceed targeting closing ratios and work to achieve and exceed budgeted occupancy percentages. The following additional skills and responsibilities are also required: • Prepare all lease related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents. Ensure all documents are properly completed prior to resident move-in. • Responsible for collection, posting and depositing of all rental payments. • Responsible for reviewing payables and coding to the correct G/L account. • Process evictions on delinquent residents and contact past-due residents to minimize property delinquencies. • Conduct market surveys. Shop competition. Maintain a constant awareness of neighborhood market conditions. • Welcome and show property to prospective new residents. Handle incoming phone calls from prospective new residents. • Inspect grounds, models and leasing office daily for eye appeal and marketability. • In the absence of the manager ensure that the property office is organized and runs smoothly as per company policies and procedures. • Clearly and effectively communicate with residents, associates, owners, vendors and supervisors in written and verbal form. • Adhere to the company’s safety programs, policies and procedures. Promote safe work practices among on-site staff. • Assist Property Director in effectively responding to residents and promoting resident satisfaction. • As necessary, lease apartments and aggressively sell the products and services of the property to which assigned. Develop, refine and effectively implement superior telephone and personal sales skills to specifically respond to site visit or telephone inquiries, to conduct site tours, effectively sell to prospects and lease apartments. Prepare income and expense models, track rent rolls, prepare concession matrices. 3. Support the Vice-President and Sr. Vice President in development of the Company’s strategic plan. 4. Develop and implement marketing programs for communities in the assigned region. 5. Provide inspirational leadership to their direct reports. 6. Develop monitoring and reporting processes to track progress towards strategic goals 7. Implementation and adherence of the financial components of the business plan. 8. Prepare communications for partners, lenders and outside advisors, including presentations, correspondence and analyses. 9. Review the monthly financial reports and participate in the monthly/quarterly financial meetings. 10. Prepare financial analyses for proposed new developments during the investigative stages. 11. Participate in the coordination of cash management, coordination of investment professionals, tax planning, and financial reporting to lenders.

The Maintenance Technician responsibilities include but are not limited to: • Assist Maintenance Manager with maintaining the physical assets of the property in a neat, clean condition and in excellent state of repair in accordance with company operating standards and ensuring that service requests and repairs are performed correctly and in a timely manner. • Assist the Maintenance Manager with organizing and prioritizing service requests and general maintenance tasks. • Work with Maintenance Manager to ensure that vacant units are made rent-ready in a timely manner. Turns should be completed within three days unless there is an unforeseen complexity to the turn. Description: Groundskeeper/Porter ESSENTIAL JOB FUNCTIONS: Attendance: • Part time 20-24 hours a week. Equipment: • Position requires individuals to be able to use vehicles provided (if any) by the property to transport tools, equipment and supplies around the property. • Position requires individuals to be able to use general maintenance equipment including, but not limited to: hand tools, pressure washers, blowers, ladders, landscaping equipment, and required safety equipment. In addition position requires frequent chemical handling. • Position requires individuals to wear specified maintenance uniform apparel and safety equipment as required * All equipment and chemicals must be used without jeopardizing associate’s safety and that of fellow associates and residents. Appropriate safety equipment and apparel must be worn. QUALIFICATIONS: Education: • No specific level of education is required. However, for safety, productivity and service reasons, the position requires the ability to read, write, and speak English and Spanish. Skills: • Must be able to diagnose problems with and perform the following: • Cleaning • Non-technical lighting system maintenance (replace ballast or bulb) In addition the position requires the following skills: • Ability to relate well with people • Good verbal communication skills • Ability to read and write in English and Spanish • Ability to function as a team player Physical Requirements: 1. Individuals must be able to work outdoors 80-90% of the time and perform work on variable terrain and under variable weather conditions. There is occasional exposure to paint fumes, solvents, adhesives, etc. 2. There is a constant need to be on feet (75% to 100% of time). 3. Constant need (75% to 100%) of time to perform the following physical activities: • bend/stoop/squat/kneel (routine maintenance, repairs, clean-up) • climb stairs (access to 2nd and 3rd floor apartments) • push or pull (move equipment, appliances, etc.) • reach above shoulders (routine maintenance, repairs, paint, remove equipment and stock) • climb ladders (perform routine maintenance repairs) • grasp/grip/turning (handle tools and equipment, perform routine maintenance repairs, use phone) • finger dexterity (handle tools and equipment, perform routine maintenance repairs) 4. Lifting/carrying (supplies, blower, ladders, appliances, etc.) • Over 150 lb. Rare need (less than 1% of time) • between 75-150 lb. Occasional need (under 25% of time) • between 25-75 lb. Frequent Need (50% to 75% of time) • between 1-25 lb. Constant Need (75% to 100% of time) NOTE: Lifting and carrying of weights exceeding 50 lb. is best accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers/dryers, A/C units, abandoned sofas, etc. The Company will provide a back brace for your use. Vision Requirements: 1. Need to be able to respond to verbal warnings in the event of emergencies and to hear equipment sounds and approaching vehicles while working in common areas. Speaking Requirements: 1. Essential. Description: The Leasing Consultant requirements include but are not limited to: • Lease apartments and aggressively sell the products and services of the property to which they are assigned. Develop, refine and effectively implement excellent telephone and personal sales skills--specifically, to respond to site visit or telephone inquiries, conduct site tours, effectively sell to prospects and lease apartments. Work to optimize occupancy while maximizing effective lease rent. Site tours include, but are not limited to, showing and transporting the prospect around the property in order to show the prospect all property amenities, model apartments, and available apartments. • This position will require the flexibility to work any of the seven days of the week, as scheduled by your supervisor, in order to accommodate the staffing needs of the community. • Work with the property management staff to develop and implement sales and marketing strategies. Increase property traffic levels, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages. • Maintain thorough product knowledge of own property and that of major comparable competitors through site visits, tours, shops and telephone surveys. • Prepare all lease related paperwork in an accurate and timely manner. Explain all lease documents to new and existing residents. Ensure all documents are correctly and completely filled in and signed prior to resident move-in. • Follow established policy and procedures in the qualification, screening and acceptance of applicants for residency. • Assist with managing the day-to-day operation of the apartment-home community. Work with property manager to ensure apartments are ready for move-in and are maintained in a satisfactory manner. Assume responsibility for property operations when scheduling results in the Leasing Consultant being the senior management staff person on site. • Maintain company customer service standards. Respond to resident requests and work with residents to minimize and resolve resident problems and complaints. Follow through to ensure issues are resolved. • Maintain prospect, traffic and leasing data, and assist with other computer data entry as necessary. Assist with monthly closing as required. • Follow correct procedures in the collection, tracking, and deposit of revenue and processing of move-out data. Requirements Previous leasing experience required. Minimum high school diploma or equivalent; college degree preferred. The position requires the ability to read, write and communicate fluently in English and the ability to accurately perform basic to intermediate mathematical functions. The position requires the ability to effectively communicate with people and put them at ease quickly.
