Real Estate Development Analyst
Location: Boca Raton, FL
Description: QUALIFICATIONS: 1. Education Minimum Bachelor’s Degree, (Degree in real estate, economics, urban planning, finance or engineering preferred). The position requires the ability to read, write and communicate fluently in English, and the ability to accurately perform intermediate to advanced mathematical functions. 2. Experience Minimum two years experience in a related field or equivalent area, and experience working with Microsoft Word, Microsoft Excel (advanced level), Microsoft Project, Powerpoint and Outlook. Previous Real Estate Finance related experience strongly desired. 3. Skills ? Detail oriented. ? Self-motivated and quick thinking. ? Strong Interpersonal Skills. ? Strong organization and time management skills and the ability to prioritize work load. ? Strong oral and written communications skills. ? The ability to create complex financial models. ? The flexibility to meet required deadlines with short notice 4. Licenses A valid driver’s license and current automobile insurance. ESSENTIAL JOB FUNCTIONS: Attendance: 1. The position requires working Monday through Friday, with the ability to work beyond the scheduled work hours when deadlines or workload dictate. Travel to other areas of Florida and out of state may be required with multiple night stays. Equipment: 1. Position requires the ability to use a computer. Data entry and data evaluation are some of the examples of work required. 2. Position requires the ability to communicate clearly via telephone. 3. Management: • Assisting the Vice-Presidents of Development in managing the overall development process relating to each new development including, but not limited to, the following: o Preparation of preliminary market comparison analysis o Coordination of the professional and design consultants contracts o Coordinating and participating in the detailed governmental code and permitting review process o Coordinating the evaluation of all physical aspects of the site including but not limited to: ? Phase I/II Environmental/Hazardous Material Evaluation ? Geotechnical Report ? Wetland/Woodlands Evaluation ? Historical/Archaeological Evaluation ? Description: Altman Management is seeking an EXCEPTIONAL Leasing Consultant for our newest premier apartments; Altis Wiregrass, a 392 unit, mid-rise, luxury apartment home community. The Leasing Consultant requirements include but are not limited to: • Lease apartments and aggressively sell the products and services of a 392 unit, luxury midrise apartment community. Develop, refine and effectively implement excellent telephone and personal sales skills-specifically, to respond to site visits or telephone inquiries, conduct site tours, effectively sell to prospects and lease apartments. Work to optimize occupancy while maximizing effective lease rent. Site tours include, but are not limited to, showing and transporting the prospect around the property in order to show the prospect all property amenities, model apartments, and available apartments. • This position will require the flexibility to work any of the seven days of the week, as scheduled by your supervisor, in order to accommodate the staffing needs of the community. • Work with the property management staff to develop and implement sales and marketing strategies, increase property traffic levels, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages. • Maintain thorough product knowledge of own property and that of major comparable competitors through site visits, tours, shops and telephone surveys. • Prepare all lease related paperwork in an accurate and timely manner. Explain all lease documents to new and existing residents. Ensure all documents are correctly and completely filled in and signed prior to resident move-in. • Follow established policy and procedures in the qualification, screening and acceptance of applicants for residency. • Assist with managing the day-to-day operation of the apartment-home community. Work with property manager to ensure apartments are ready for move-in and are maintained in a satisfactory manner. Assume responsibility for property operations when scheduling results in the Leasing Consultant being the senior management staff person on site. • Maintain company customer service standards. Respond to resident requests and work with residents to minimize and resolve resident problems and complaints. Follow through to ensure issues are resolved. • Maintain prospect, traffic and leasing data, and assist with other computer data entry as necessary. Assist with monthly closing as required. • Follow correct procedures in the collection, tracking, and deposit of revenue and processing of move-out data. Requirements: Minimum high school diploma or equivalent; college degree preferred. The position requires the ability to read, write and communicate fluently in English and the ability to accurately perform basic to intermediate mathematical functions. The position requires the ability to effectively communicate with people and put them at ease quickly.
