Description: Altman Management is seeking an EXCEPTIONAL Maintenance Manager for our premier community; Altis Sand Lake. Altis Sand Lake is a 315 unit, garden style, luxury apartment home community located in Orlando, FL Join our team and build a career with one of the nation’s leading multi-family developers, constructors, and managers of luxury apartment homes. The Experienced Maintenance Manager effectively manages the maintenance function at a luxury residential apartment community to: meet or exceed quality standards of maintenance and resident service; preserve the asset by a systematic program of preventive maintenance; promote safe work practices and reduce potential liability, and administer maintenance contracts. The successful applicant will possess the following skills/abilities: • Ability to speak, read and write English fluently, • Ability to perform basic to intermediate mathematical functions; • Ability to diagnose problems and repair: major appliances, basic to intermediate plumbing and electrical, sheetrock, general carpentry, roofs and gutters, painting, irrigation, door and postal box locks. • HVAC Refrigerant Transition and Recovery Certification Type II required, • Must be EPA Certified; Pool Certification preferred • The position also requires the ability to lead and motivate others, • Superior customer service skills • The ability to organize and prioritize service requests and preventive maintenance. • It requires the preparation of staffing schedules, training and management of subordinates and management of the maintenance expense to budget. • It requires the ability to work any of the 7 days per week to accommodate scheduling, as well as ability to be on call in the evenings and/or weekends as scheduled. • Valid Driver’s license required. • Education • Minimum high school diploma or equivalent. The Leasing Consultant requirements include but are not limited to: • Lease apartments and aggressively sell the products and services of a 398 unit, luxury midrise apartment community. Develop, refine and effectively implement excellent telephone and personal sales skills--specifically, to respond to site visits or telephone inquiries, conduct site tours, effectively sell to prospects and lease apartments. Work to optimize occupancy while maximizing effective lease rent. Site tours include, but are not limited to, showing and transporting the prospect around the property in order to show the prospect all property amenities, model apartments, and available apartments. • This position will require the flexibility to work any of the seven days of the week, as scheduled by your supervisor, in order to accommodate the staffing needs of the community. • Work with the property management staff to develop and implement sales and marketing strategies, increase property traffic levels, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages. • Maintain thorough product knowledge of own property and that of major comparable competitors through site visits, tours, shops and telephone surveys. • Prepare all lease related paperwork in an accurate and timely manner. Explain all lease documents to new and existing residents. Ensure all documents are correctly and completely filled in and signed prior to resident move-in. • Follow established policy and procedures in the qualification, screening and acceptance of applicants for residency. • Assist with managing the day-to-day operation of the apartment-home community. Work with property manager to ensure apartments are ready for move-in and are maintained in a satisfactory manner. Assume responsibility for property operations when scheduling results in the Leasing Consultant being the senior management staff person on site. • Maintain company customer service standards. Respond to resident requests and work with residents to minimize and resolve resident problems and complaints. Follow through to ensure issues are resolved. • Maintain prospect, traffic and leasing data, and assist with other computer data entry as necessary. Assist with monthly closing as required. • Follow correct procedures in the collection, tracking, and deposit of revenue and processing of move-out data. Requirements: Minimum high school diploma or equivalent; college degree preferred. The position requires the ability to read, write and communicate fluently in English and Spanish and the ability to accurately perform basic to intermediate mathematical functions. The position requires the ability to effectively communicate with people and put them at ease quickly.
